Villa Terms

This document sets outs the specific terms of the Agreement entered between the Holiday Rental Client (“theClient”) and Acqua di Mare Mykonos, as well as property and rental conditions for the calendar year 2024.

ACQUA DI MARE MYKONOS P.C. is a Greek private company (Greek Tax Reg. Number: 801737986, Greek Tax Office: Mykonos Office), represented herein by its Director Claudia Dellavecchia, permanent resident of Mykonos, Cyclades, Greece, Greek Tax Reg. Number: 143419871, Greek Tax Office: Mykonos Office, hereinafter referred to as “AdM Mykonos” or “The Owner”.

AdM Mykonos is the owner of the tourist residence known as Acqua di Mare | Mykonos, located at Vounakia-Panormos, 84600 Mykonos, Cyclades

The house shall be marketed and appear on all public listings as Acqua di Mare | Mykonos.

Payment Details

All payments to the Owner should be deposited through bank transfer to the account of the Owner at ALPHA BANK (Greece) with the IBAN GR2401407940794002330010874.

Rent Conditions

The Rent plus any additional charges including Chef Service due by the Client is listed in the Annex and will be updated annually.

Rent and any additional charges will be paid by the Client to the AdM Mykonos within 5 business days from a Rental Agreement, as follows:

  • Fifty percent (50%) of the Rent and any additional charges will be paid to the Owner when the reservation is confirmed in writing and paid by the Clien
  • For a reservation more than 6 months before check-in, this 50% payment may be split into two parts:
    - 25% at confirmation, plus
    -  25% at exactly 6 months before check-in.
  • The remaining fifty percent (50%) of the Rent will be paid to the Owner 6 weeks before check-in.
Payment Details
  • Initial cleaning
  • 5 hours of daily cleaning by 2 staff, 7 days a week;
  • Housekeeping days: all week
  • Change of bedlinen: at check-in, once a week
  • Change of home and swimming pool towels: at check-in and mid-week, twice a week;
  • Final cleaning;
  • Cooking Essentials;
  • Organic Toiletries;
  • High-speed internet;
  • Bath towels, bed linens and swimming pool towels;
  • Full use of paddle court facilities;
  • Live-in caretakers for urgent assistance;
  • Chef service for breakfast and a choice of either lunch or dinner, for the villa in-house guests (only).
    - Service offered 7 days a week.
    - Charge is non-optional in Peak and High Season, at an additional fixed cost of €2 000 per week (payable to Owner, no Agency Commission).
    - Breakfast served within a preferred one-hour slot and the main meal within your preferred 90-minute slot.
    - Guests will be served Family style and offered a Menu to choose accordingly.
    - Group choice of one Group Starter and one Group Main and one Group Desert, per meal.
    - Dietary and/or children requirements will be accommodated when possible, at the same time slot as adults.
The Rent does not include:
  • Any Food & Beverage Costs (excluding a complementary Welcome Basket);
  • Personal laundry services;
  • Childcare service;
  • Driver service;
  • Beach Towels;
  • Chef or kitchen service out of the established group breakfast / one (only) group main meal a day;
    - The service specifically excludes different timeslots for a meal or guests outside the rental group;
    - The service specifically excludes shopping/cleaning services for the un-catered meal;
    - All other meals service, including kitchen cleaning or external guests, will remain at the responsibility of the group and any group private staff;
  • Additional Housekeeping:
    - when requested in advance by Client, if available;
    - when applicable by the Owner such as larger groups / small children; The Client will be informed by AdM Mykonos in advance and the costs will be charged to guest separately from the Deposit. Price per hour for additional housekeeping (indicative): €15.00/hour per staff;
  • Any services not mentioned above;
The Security Deposit

AdM Mykonos will collect and hold a security deposit by Clients deposited ahead of or just upon check-in amounting to 5 000 euros (five thousand euros) which is subject to the conditions of use stipulated in the contract for damage claiming.

  • No guests will be allowed check-in to the Property before prior written evidence of the Deposit is received by the Owner;
  • Any claims to the Deposit will be deducted by the Owner no later than three (3) business days after the damage claim is submitted by the Owner;
  • Damage payments will be made against Original Invoices (as the Owner may choose to replace the damaged good by a different one), ProForma Invoices (of orders pending to be paid upon later delivery) or Estimates of Works by Suppliers (as this will often require visits to the property when the house is unoccupied and works off season);
The Rental Hold Period

The Owner agrees not to rent the Property to another lessee from the time the signed rental agreement has been returned and until three (3) business days have elapsed after the Client has counter-signed the agreement signed by the Owner.

Pool safety

The Owner declares that the villa Acqua di Mare | Mykonos subject to the rental agreement has a non-secured swimming pool.The Owner strongly advises the rental client to take any precautionary actions as deemed necessary and will in no way be held responsible for the consequences of any accident surrounding the use or misuse of the swimming pool (or any other fitness or playground equipment).

This document sets outs the specific terms of the Agreement entered between the Holiday Rental Client (“the Client”) and Acqua di Mare Algarve, as well as property and rental conditions for the calendar year 2024.

ACQUA DI MARE ALGARVE, LDA. is a Portuguese company with registered office at Av. Eng.º Duarte Pacheco, Amoreiras, Torre 2, Piso 16-A, 1070-102 Lisboa, district and council of Lisbon, parish of Campo de Ourique, registered in the Albufeira Commercial Registry Office under registration number 507349750, with a share capital of € 1,500,000.00, herein represented by its Director, duly empowered, Patrícia Ludovina Nina Firmo dos Santos Vicente Acquaviva, hereinafter referred to as “AdM Algarve” or “the Owner”.

AdM Algarve is the owner of the tourist resort qualified as a Casa de Campo under Portuguese law and known as Acqua di Mare | Algarve, located at Estrada de terra S/N, saida da Avenida do Garrão, 44, Almancil, 8135-162 Loulé;

The house is marketed and appears on public listings as Acqua di Mare | Algarve.

Rent Conditions

The Rent plus any additional charges including Chef Service due by the Client is listed in the Annex and will be updated annually.

Rent and any additional charges will be paid by the Client to the AdM Algarve within 5 business days from a Rental Agreement, as follows:

  • Fifty percent (50%) of the Rent and any additional charges will be paid to the Owner when the reservation is confirmed in writing and paid by the Client;

The Rent includes
  • Initial cleaning
  • 5 hours of daily cleaning by 2 staff, 6 days a week;
  • Housekeeping days: Monday Tuesday Wednesday Thursday Friday Saturday;
  • Change of bedlinen: at check-in, once a week;
  • Change of home and swimming pool towels: at check-in and mid-week, twice a week;
  • Final cleaning;
  • Cooking Essentials;
  • Organic Toiletries;
  • International TV, streaming equipment and high-speed internet;
  • Bath towels, bed linens and swimming pool towels;
  • Full use of vegetable & herb garden;
  • Full use of gym & wellness facilities;
  • Live-in caretakers for urgent assistance;
  • Chef service for breakfast and a choice of either lunch or dinner, for the villa in-house guests (only).
    - Service offered 6 days a week
    - Charge is non-optional in Peak and High Season, at an additional fixed cost of €2 000 per week (payable to Owner, no Agency Commission).
    - Breakfast served within a preferred one-hour slot and the main meal within your preferred 90-minute slot.
    - Guests will be served Family style and offered a Menu to choose accordingly
    - Group choice of one Group Starter and one Group Main and one Group Desert, per meal.
    - Dietary and/or children requirements will be accommodated when possible, at the same time slot as adults.
The Rent does not include:

    - All other meals service, including kitchen cleaning or external guests, will remain at the responsibility of the group and any group private staff;
  • Additional Housekeeping:
    - when requested in advance by Client, if available;
    - when applicable by the Owner such as larger groups / small children, and always when the group composition is 14 or above pax;
    - The Client will be informed by AdM Algarve in advance and the costs will be charged to guest separately from the Deposit. Price per hour for additional housekeeping (indicative): €15.00/hour per staff;
  • Any services not mentioned above;
The Security Deposit

AdM Algarve will collect and hold a security deposit by Clients deposited ahead of or just upon check-in amounting to 10 000 euros (ten thousand euros) which is subject to the conditions of use stipulated in the contract for damage claiming.

  • No guests will be allowed check-in to the Property before prior written evidence of the Deposit is received by the Owner;
  • Any claims to the Deposit will be deducted by the Owner no later than three (3) business days after the damage claim is submitted by the Owner;
